Hawaii resort fees and hotel parking are the two charges that quietly turn an advertised room rate into something noticeably bigger on your final bill. The resort fee is a mandatory daily add-on for amenities you may or may not use. Hotel parking is a separate line item at many Waikiki properties and a separate valet charge at some neighbor-island resorts. As a rough hypothetical using published Waikiki rates — say a $50 resort fee and $70 self-parking per night — those two lines alone can add about $840 across a seven-night stay before tax.

Here's what those charges actually are, the rough ranges across the four main islands, and how to expect them or sidestep them.

A resort fee, sometimes labeled "destination fee," "amenity fee," or "facility fee," is a mandatory daily charge separate from the nightly room rate. It's not a tax. It's a line item the hotel keeps, designed to bundle services the property would rather not include in the advertised rate: pool towels, Wi-Fi, in-room coffee, snorkel gear loans, bottled water, fitness center access, local calls, beach chairs, sometimes a daily food or drink credit.

That sounds reasonable on paper. The catch is that the fee applies whether you use the amenities or not. Showing up with your own snorkel gear and skipping the gym doesn't reduce it. Two travelers in one room pay it once. A family of four in connecting rooms pays it twice.

The U.S. Federal Trade Commission's Rule on Unfair or Deceptive Fees took effect on May 12, 2025 and applies to short-term lodging and live-event tickets. It doesn't outlaw resort fees. It requires hotels and short-term rentals to show the total advertised price with mandatory fees included, while taxes and optional add-ons can still be disclosed later before payment. The fees themselves haven't gone anywhere. They just can't hide as easily.

The ranges below come from a spot check of brand-name Hawaii hotel FAQ, amenity-fee, and policy pages. Treat them as examples, not a market-wide survey or a price guarantee. Smaller boutiques, independent hotels, condo resorts, and luxury properties can sit above or below these examples, and booking channels sometimes display the same charge under different labels.

• Waikiki & Honolulu (Oahu): roughly $45–$65 per night across many full-service properties. Hilton Hawaiian Village, Royal Hawaiian, Outrigger Waikiki, and Hyatt Regency Waikiki are useful examples because each publishes a current fee or policy page.
• Wailea, Kāʻanapali & Kapalua (Maui): many sampled full-service resorts cluster around the mid-$40s to low-$50s per night, with valet billed separately. Check the current policy pages for Grand Wailea, Hyatt Regency Maui, and the Westin Maui before booking.
• Kohala Coast & Kona (Big Island): varies more by property type. Some full-service resorts publish a daily amenity charge, while some luxury or condo-style properties bundle more into the room rate. Verify the current policy before treating either pattern as part of your trip math.
• Poʻipū & Princeville (Kauai): the range is wide. Full-service resorts publish their own fee language, while condo stays often replace the daily resort-fee model with one-time cleaning and booking fees.
• Condos and individually owned vacation rentals: many skip the hotel-style daily resort fee, but a one-time cleaning fee and platform service fee are common. Use Vrbo, the property's direct booking engine, or our Hawaii stays browser to compare the all-in total rather than the nightly rate alone.

A useful gut check: on a 7-night Waikiki booking at $50/night, the resort fee alone adds $350 before taxes. That's separate from the room, separate from parking, and separate from Hawaii's combined lodging tax. This is the one that catches first-time visitors. You've already paid the resort fee, you've paid the room, you pull up to the front of the hotel, and you still may owe a nightly parking charge for the rental car. A week of self-parking at a Waikiki tower can land in the several-hundred-dollar range before valet upgrades, tips, or taxes. Check the current parking page for the exact property, not a third-party hotel summary.

Quick rules of thumb:

• Waikiki high-rises: paid self-parking is common, and valet usually costs more. Hilton Hawaiian Village, Sheraton Waikiki, and Hyatt Regency Waikiki all publish current rates on their hotel-detail pages, and the numbers are large enough to change the rental-car decision.
• Wailea & Kāʻanapali resorts: parking policies vary property by property. Some full-service Maui resorts bundle self-parking, but plenty — including the Hyatt Regency Maui and the Westin Maui — bill it as a separate nightly line similar to Waikiki. Valet is almost always extra. Confirm the current parking page before you assume the rental car sleeps for free.
• Kohala Coast and Poʻipū: self-parking is often included at full-service resorts or condo properties, though luxury valet can still be separate. Check the current property policy before assuming which parking option is included.
• Aulani, Disney's resort at Ko Olina: parking is a separate budget line per Aulani's parking page. Check the current nightly self-park and valet rates before you book a full-trip rental car.

If you're staying somewhere with paid parking, factor it into your trip-cost math the same way you'd factor in rental insurance. It's exactly that order of magnitude. A common surprise for visitors: their hotel parking bill ends up roughly half of what they paid for the rental car itself.

Here's a worked pre-tax example so the numbers stop being abstract. This is one specific scenario, not an average. Say you book a hypothetical $300/night oceanview room in Waikiki for 7 nights:

• Room rate: $300 × 7 = $2,100
• Resort fee: $55 × 7 = $385
• Self-parking: $55 × 7 = $385

Pre-tax total: $2,870, about 37% more than the headline room rate — before Hawaii's state TAT (11%), the county TAT, and any passed-on GET are layered on top.

Run that math on whatever room rate you're actually looking at, then add the lodging taxes as itemized on the booking page. Once you do, the "deal" rooms often stop looking like deals next to a condo with no resort fee and free parking.

You will not talk a Waikiki front-desk clerk out of a resort fee. They don't have the authority, and the fee isn't their idea. What you can do is choose accommodations that don't charge one in the first place:

1. Book a condo or vacation rental. Many individually owned units on our /stays browser, on Vrbo, or directly through a property manager skip the daily amenity fee, though you'll usually pay a one-time cleaning fee and platform fees instead. Whether that beats a daily resort fee depends on the math: a $200 cleaning fee against a $50/night resort fee breaks even at four nights. Longer stays often favor the condo; short stays may not.
2. Stay off the strip. Boutique hotels in Honolulu, smaller properties on side streets in Waikiki, and most neighborhood B&Bs across the islands either skip resort fees or charge a smaller one. Trade some pool deck for the savings.
3. Check loyalty-award rules. Some hotel programs waive mandatory resort or destination fees on certain award stays, while others do not. Check the specific brand's published award-stay policy before assuming a waiver.
4. Check your credit card's hotel-incidental credit. If your card offers an annual hotel or travel credit, read the benefits guide carefully: some cards reimburse "incidental" charges at specific hotel collections and may or may not apply to resort fees. Coverage varies by card, by property, and by how the fee is coded. Confirm with your issuer before counting on it.
5. Pick a neighbor-island resort over Waikiki. Kāʻanapali, Wailea, the Kohala Coast, and Poʻipū often have similar or lower resort fees, and self-parking is more likely to be bundled than in Waikiki — though it's not universal, so check the property's parking page before you assume. Trading urban Waikiki convenience for a specific Maui, Big Island, or Kauai resort can still save real money across a week when the numbers line up.

The FTC rule helps, but I still run the numbers myself before confirming. Three steps:

1. Scroll past the room rate to the bottom of the booking summary. Find the line items labeled "resort fee," "destination fee," "amenity fee," "facility fee," "service fee," or "cleaning fee" before you commit.
2. Search "parking" in the property's "Things to Know" or "Hotel Policies" section. Self-park, valet, and "no on-site parking" (yes, this exists at a few Honolulu boutique hotels) all matter.
3. Add resort fee × nights + parking × nights + Hawaii lodging taxes to the headline rate if the booking page does not already show a true total. That's your real number. Compare hotels on that, not on the smallest nightly rate in the search results.
